Planning Policy Statement 21 sets out planning policies for development in the countryside. Within the PPS the countryside is defined as land lying outside of settlement limits as identified in development plans.
The issue of development in the countryside has been subject to considerable debate and change over the last few years, particularly in relation to single houses in the countryside. The previous approach of the Department to rural housing has been replaced by more restrictive planning policy.
However PPS21 does allow for certain types of development, ranging from new buildings to the replacement or reuse of existing outbuildings.
